2000 ES300 Brake Booster

Hello,

Just found two new problems to my 2000 ES300.
1.) Brake pedal seems to push back after the first complete pump. So I'll press the pedal and it'll will do the travel, and then car comes to a stop. I'll release and the car will move and upon pressing the pedal there is a lot of pressure to push it in. I do hear a "hissing" or air noise from when i press the pedal. Maybe the brake booster?
2.) CEL light for the lean bank 1.

Looking underneath the steering column, I noticed where the brake pedal gets connected to the brake booster rod, there is a rubber boot with 4 "vent slots?". I can feel air leaking through there when pressing the brake pedal.
I guess replacing the brake booster would solve this?

I'm thinking of getting a used brake booster w/ master cylinder from the junkyard, since a new one costs ~$900
